This West Hollywood homeowner had been dealing with a failing built-up roof for two seasons. The original system had no proper slope correction, which had caused chronic ponding water across nearly 40% of the roof surface. Over time, the standing water had worked its way through the membrane and into the plywood decking underneath — creating soft spots, rot, and two active interior leak points.

Modeno Builders performed a complete tear-off of the existing built-up roofing system, removed and replaced 180 sq ft of rotted plywood decking, re-sloped two drain areas using tapered insulation, and installed a new 60-mil TPO membrane with fully heat-welded seams throughout.

The project was completed in 5 days. Both interior leaks stopped immediately. The new system carries a 20-year manufacturer warranty and is designed to handle the drainage demands of the property without any future ponding risk.
